SIMILAR WORDS. AN IMPORTANT DIFFERENCE.
Pre-qualified vs. pre-approved.
THE EARLY ESTIMATE
Pre-qualified
A pre-qualification is based off of stated information on a mortgage application without providing the supporting documentation up front. A lender will check your credit and provide a general amount you can hypothetically qualify for, based upon your stated employment, income and assets. Pre-qualifications are less desirable to sellers because it presents more risk of that buyer’s financing encountering complications once under contract.
THE STRONGER START
Pre-approved
A pre-approval is when your lender gathers all necessary documentation such as W-2's or tax returns, paystubs and bank statements to confirm the income and assets used on the application are eligible sources to qualify for the mortgage program. A pre-approval is considered much stronger than a pre-qualification by a seller because it’s less likely your financing will encounter complications.
A pre-approval is not a final loan approval or guarantee of financing. Underwriting and property conditions still apply.
